How Clockwork works

Current listings tell only half the story.

Clockwork combines the live market with the history of how properties have changed while advertised, creating measures that cannot be obtained from a simple snapshot.

Step 1

Capture the current market.

Property feeds provide the live picture: asking price or rent, bedrooms, property type, location, availability and agreement status. This powers live stock counts and comparable-property analysis.

Step 2

Keep the changes.

Instead of treating every update as a fresh snapshot, Clockwork builds lifecycle history. Price changes, agreement, relisting and removal can therefore be analysed as events in the life of the listing.

Step 3

Separate live evidence from lifecycle evidence.

Live comparables answer “what is the competition today?”. Completed and recent lifecycle data answers different questions: “how long did properties take?”, “when did they reduce?” and “what happened after the reduction?”. Keeping these concepts separate avoids presenting one measure as another.

Step 4

Use the most useful geography.

A full postcode can be extremely local but sometimes contains too little completed history for a meaningful statistical measure. Statistical views can therefore broaden to postcode sector and then district when necessary, while radius-based comparable searches remain centred on the selected location.

Step 5

Turn the evidence into an agent tool.

The portal presents the information as area statistics, market dynamics, comparable price indexes, maps, what-if scenarios and individual property intelligence. The intention is not to replace professional judgement but to give that judgement better local evidence.

A note on interpretation

Market intelligence, not an automated valuation.

Advertised property data can contain unusual listings, incorrect classifications and properties that are not directly comparable. Clockwork therefore exposes the underlying comparable sample and uses medians and typical ranges where appropriate. Agents can see the evidence rather than being asked to trust a single unexplained number.
